No. We are at the start of design development and will be working with the community over 2025 to develop our proposals, with the aim of submitting our planning application to the council by the end of the year.
We hope to submit a planning application for the site later this year and will be holding further consultations over the coming months. We will review the feedback following today and aim to present some initial designs now with further consultation over the summer. Please do register for our mailing list for updates.
The Berkeley Group’s approach to sustainability is to develop the homes and places of the future without compromising the ability of younger generations to meet their needs. We transform challenging and complex brownfield sites into welcoming and sustainable places, with homes and amenities for all. By reviving neglected and underused land, we can return it to community use and create neighbourhoods that have social, environmental, economic and commercial value.

This attitude and experience will guide decisions we take as we develop the proposals for this site.
It’s too early in the design and consultation process to be able to answer this because we need to have a better understanding of what we will be building and the associated costs and revenues, but our aim is to provide affordable housing in all our developments. We are listening to feedback from the community about this at the moment.

We believe that redeveloping the site will bring significant benefits to the local community including new homes and open space, and bringing into better use an underutilised brownfield site which we aim to be more in keeping with local character. We’re keen to hear your ideas and priorities to enable us to maximise benefits for the local community.
We appreciate that the new residents will be using existing services. Any impacts of the new development on local services will be rigorously assessed once we have a better understanding of the proposals for the site. The assessments will form part of the planning application and we will be happy to discuss them once available.
In addition, all development projects provide financial contributions to local infrastructure where the project creates a need that requires a contribution. This is legally captured through a Section 106 agreement between the developer and the council, together with a Community Infrastructure Levy (CIL) payment. These sorts of contributions generally go towards local services such as education, health, and transport to help support the regeneration of the wider area.
Once we have a better understanding of the proposals and their likely impacts, we will be able to review the need for such infrastructure contributions.
At this stage of the process we are gathering feedback from the community about this.
EBC’s cabinet voted on 19 May 2025 to allow negotiations to take place with Berkeley Homes about on the potential sale of this land as part of the Hersham Place masterplan. It is too early to know right now whether the land will be incorporated, but in the meantime our team have been working to progress a masterplan that could be adapted to include the land.
